Proho, an AI-powered guaranteed home resale platform, has raised $1 million in a pre-seed funding round from Bharath Vivek Chandhok and other investors, VCCircle reported this week.

Founded by Saurav Suman, Alaukik Kumar and Shalin Gandhi, Proho attacks one of Indian real estate's most painful problems: selling your home is slow, opaque and riddled with pricing guesswork. The startup uses AI-driven, unit-level valuation models that analyse historical transactions, live market signals and buyer engagement data to understand pricing dynamics within micro-markets — down to the individual unit, not just the neighbourhood.

It pairs this pricing intelligence with a distribution system that ensures homes are refurbished appropriately and matched with a qualified pool of buyers — effectively offering sellers a "guaranteed" resale experience in a market famous for its uncertainty.

The bet is that India's secondary housing market, worth hundreds of billions of dollars, is ready for the same data-driven disruption that transformed primary sales. As urban Indians upgrade homes more frequently and treat housing as a tradeable asset rather than a lifetime commitment, the friction of resale becomes the industry's biggest unlock — and whoever owns pricing truth owns the transaction.

Why it matters for founders

Proptech's next wave isn't listings — it's liquidity. Proho's pre-seed shows investors will back founders who turn an illiquid, trust-deficit market into a structured product. If you're building in real estate, the lesson is precision: unit-level data beats locality-level averages, and a guarantee is the strongest possible go-to-market in a low-trust category.
