The deal

Listed coworking major IndiQube Spaces' board has approved an investment of up to ₹35 crore in SaiEdge Realty for a stake of up to 49% on a fully diluted basis, the company said in an exchange filing on October 20, 2026.

The investment will be made in cash, in one or more tranches, through subscription to equity shares and/or convertible securities. SaiEdge — incorporated on July 28, 2026 with a paid-up capital of just ₹1 lakh — is yet to commence operations or generate turnover. It will develop commercial office spaces that IndiQube intends to lease upon completion, directly linking the investment to the coworking company's future workspace pipeline.

Governance changes

The same board meeting recorded the resignation of independent director Avalur Gopalaratnam Muralikrishnan, effective the close of business on October 19, 2026, and appointed Ishwar Subramanian as an additional independent director effective October 19, 2026, recommending a five-year term through October 18, 2031, subject to shareholder approval.

Founded in 2015 by Rishi Das and Meghna Agarwal, Bengaluru-based IndiQube provides managed workspaces to startups, SMEs and large enterprises. The company listed in July 2025 after a ₹700 crore IPO and reported Q1 FY27 revenue of ₹423 crore, up 36.9% year-on-year.

Why it matters for founders

IndiQube is moving up the value chain from leasing offices to co-developing them — trading asset-light purity for supply control. For founders in managed workspaces, the takeaway is that at scale, owning the pipeline beats renting it; the economics of flexibility eventually push you toward the underlying asset.
