Institutional capital is coming for India's workforce housing gap. HDFC Capital, the real estate private equity arm of the HDFC Group, and Godwitt Group have formed a platform that will develop, own and operate over 100,000 beds across India's industrial and manufacturing hubs, announced October 8, 2026.

The platform targets frontline manufacturing and industrial workers, offering professionally managed accommodation across manufacturing centres and industrial corridors — prioritising safety, hygiene and functional comfort. "Organized workforce housing for both, men and women is an essential component of social infrastructure," said Vipul Roongta, CEO, HDFC Capital. "Access to safe, dignified and quality housing is a fundamental human need," he added. Nirav Kothary, Promoter, Godwitt Group, said the partnership pairs "long-term institutional capital and deep industrial real estate expertise."

The scale of the need is vast: NITI Aayog estimates India will require approximately 25 million workforce housing beds over the next decade. The move aligns with the National Manufacturing Mission, which aims to raise manufacturing's share of GDP to 25% by 2035 while creating 143 million jobs.

HDFC Capital is already an established rental-housing player, managing a US$5 billion platform across SEBI and IFSCA-registered Category II AIFs targeting affordable and mid-income housing, with senior-living and student-housing platforms alongside.

Why it matters for founders

Workforce housing is becoming an institutional asset class — a signal for founders in proptech, construction-tech and facility management. Where a $5B PE platform builds, demand for smart building tech, worker-facing services, and industrial-corridor infrastructure follows. If your startup serves India's industrial workforce or its employers, this platform just created 100,000 potential touchpoints.
